TENDER OFFER FOR THE REAL ESTATE IN THE CENTER OF PULA

1. THE SUBJECT MATTER OF THE SALE:
Real estate–building plot in the center of Pula, with a
purpose to build a multi-residential building, cadastral
plot number 316/1 of the area of 1251 m2, Land Book
file 16470, registered in the land books at the cadastal
minicipality of Pula.
On basis of the legally valid location permit there's been
submitted a request for confirmation of the main
project (in order to issue a building permit ).
2. LOCATION:
Pula, in the center of the city, at a very attractive
location
3. BUILDING LAND PLOT AREA (all plots in total): 1251 m2
4. FLOOR AREA (according to the project): BRP 2.109,12 m2 (after the receipt of theconfirmation of the main project)
5. MINIMUM BID REQUIRED: (byletters: fivehundredseventydthousand/00EUR)
to be paid in Kuna according to the middle exchange
rate of the Croatian National Bank on the day of
payment
- sales tax on sale of real property is to be born by the
Purchaser
6. THE OFFER TO PURCHASE THE PROPERTY has to include:
- general data of the bidder (excerpt from registration of
the competent Commercial Court for companies)
- offering price
- proof of the deposit paid in the amount of 5%
(fivepercent) of the purchase price as indicated in article
5. of the present tender according to the middle
exchange rate of the Croatian National Bank on the day
of payment. The deposit amount will be taken into
account of the purchase price to the best bidder.
The Bidder (physical or legal person) is obliged to pay
the deposit in Kuna to the account of the Vendor with
Societe Generale Splitska banka d.d. Split account
number: 2330003-1100028048.
The foreign physical and legal persons have to pay the
deposit in Euros to the foreign exchange account of the
Vendor with Societe Generale Splitska banka d.d. Split
account number SWIFT: SOGEHR22, IBAN:
HR1423300031100028048.
In case the Bidder withdraws its bid or fails to sign the
contract in given term the deposit will not be refunded..
In case of refund of the deposit paid in Euros the
Vendor will not bear the bank expenses or the exchange
rate difference.
7. EXPIRATION TERM for submitting offers: 15
(fiftenn) calendar days from the date of placing the bid.
8.Offers are to be submitted by first class mail in
enclosed envelopes with note ''DO NOT OPEN – offer
to purchase real estate '' to the address: Ugo grupa
d.o.o. Zagreb, Savska cesta 165.
9.The offer is based on data indicated in the land
register and the project documentation.
10.The opening of all the received offers will be in
presence of the Vendor and the notary public.
11.If two or more Bidders offer the same purchase
price the Bidder who paid the bond deposit first is in
vantage.
12.The Bidder whose offer is to be accepted is
obligatory to sign the contract with the Vendor within
the period of 15 (fifteen) calendar days after the receipt
of the notification his offer has been accepted. The
whole amount of the purchase price has to be paid
within 8 (eight) calendar days from signing the
Contract.
13.Notifications of acceptance will be sent to the
Bidders within 5 (five) calendar days from the
expiration term for submitting offers. Within the same
period the Vendor will refund the paid bond deposits
with no interests included to the Bidders whose offers
haven't been accepted.
14.All the expenses of submitting the offers will be
born by the Bidders – Purchasers.
